What we do

A water heater usually gives some warning before it quits. We'll tell you honestly whether a repair is worth it or whether the heater is near the end of its life, and lay out your options — the same size tank, a bigger one, or tankless — before any work starts.

Common problems we see

No hot water at all

Often a failed element or thermostat on an electric heater, or a pilot, thermocouple or gas control problem on a gas heater.

Hot water runs out fast

Sediment in the bottom of the tank, a failed lower element, or a heater that's too small for the household now.

Water around the base

A leaking fitting or relief valve can usually be repaired. A leak from the tank itself means it's time to replace it.

Rusty water, odor or rumbling

Signs of corrosion or heavy sediment inside the tank. Worth having it checked before it fails.

Relief valve dripping

The temperature and pressure relief valve is a safety device. If it's dripping or discharging, call us — never cap or plug it.

Tank or tankless?

Tank water heater

  • Lower upfront cost and a simple swap for the one you have
  • Stores a set amount of hot water, so a big household can run it out
  • Takes up more floor space

Tankless water heater

  • Heats water as you use it, so it doesn't run out the same way a tank does
  • Mounts on a wall and frees up space
  • Gas units usually need a larger gas line and new venting
  • Needs periodic flushing to clear mineral build-up

What to expect

  1. Tell us what's happening. Call or send a request. If you can, tell us the type (gas or electric, tank or tankless) — the label on the heater has the details.
  2. We diagnose it. A plumber checks the heater, connections, venting and relief valve, and explains what's wrong.
  3. You choose: repair or replace. You get clear options and the price before work starts. Replacements are installed to code.
  4. We test before we leave. We fill and fire the heater and check every connection for leaks.

When to call

  • Water is leaking from the tank or around it — shut off the cold water valve on top of the heater and turn off its power or gas.
  • You have no hot water, or it runs out much faster than it used to.
  • Your tank is around 10 years old or more and starting to act up. Many tank heaters last somewhere around 8 to 12 years.
  • You smell gas near a gas water heater — leave the house and call your gas company or 911 first.
