Leak detection & slab leak repair
A high water bill, a warm spot on the floor, or the sound of running water when everything is off — we track down hidden leaks, including under the slab, and fix them.
What we do
Most homes in our area sit on concrete slabs, and our clay soil swells and shrinks with wet and dry weather. That movement puts stress on pipes under and around the slab. When a leak is hidden, we narrow it down first so you're not tearing up more floor than you need to.
- Locating hidden leaks in walls, ceilings and under floors
- Slab leak location and repair
- Rerouting water lines around a slab leak
- Water line repair between the meter and the house
- Under-sink, fixture and supply line leaks
Common problems we see
Slab leaks
Warm spots on the floor, new cracks, damp carpet, wood floors that cup, or water running under the house.
Yard line leaks
A soggy spot in the yard between the meter and the house, or pressure that has dropped.
Leaks in walls and ceilings
Stains, bubbling paint, a musty smell or soft drywall.
Fixture and supply leaks
Slow drips under sinks, behind toilets and at shut-off valves that rot cabinets and floors over time.
Fixing a slab leak: your options
Spot repair
Open the floor at the leak and repair that section of pipe. Best when the rest of the plumbing is in good shape.
Reroute
Leave the leaking line in place and run a new one through the attic or walls, so the floor isn't opened.
Repipe
If the pipes have leaked more than once, replacing the system may make more sense. About repipes.
Check with your homeowner's insurance — some policies help with the cost of getting to a slab leak even when they don't cover the pipe repair itself.
What to expect
- Tell us the signs. What you've noticed and when it started. A recent water bill helps.
- We narrow it down. We separate hot and cold lines and test sections of the system to find where water is escaping.
- You choose the repair. Spot repair, reroute or repipe — we explain the cost and the mess involved with each.
- We repair and retest. We fix the leak and test the system again before we leave.
When to call
- Water is actively leaking — shut off the main water valve first.
- Your water meter keeps moving when nothing in the house is using water.
- A floor feels warm in one spot, or you hear water running with everything off.
- Your water bill jumped and you can't explain why.
Good to know: Quick check before you call: turn off every faucet and water-using appliance, then look at your water meter. If the dial or leak indicator is still moving, water is going somewhere. Write down the reading, wait an hour without using any water, and check again.
